Welcome to Schererville — Crossroads of the Nation

The Most Convenient Address in Indiana for a Chicago Worker

Schererville is a town of 29,646 in Lake County, two miles east of the Illinois state line and 30 miles from downtown Chicago, built where US-41 and US-30 still cross the way the trails they replaced once did. It is not a new suburb — it was founded in 1866, incorporated in 1911, and is now effectively built out, growing just 1.4% between 2010 and 2020 after nearly 18% the decade before.

Two things drive this market. It is older than its neighbors — median age 44.5, with more than one in five residents 65 or older — so ranch homes, townhomes, and single-level living are the core of the market, not a niche. And on March 31, 2026, two new South Shore Line stations opened minutes northwest.

This guide covers what it actually costs to live here, which subdivisions fit which buyers, how Lake Central is drawn, and where the market stands right now. Every figure is sourced and dated. Where the data disagrees — and on Schererville prices it disagrees by nearly $100,000 — I say so and explain why.

    The Differentiator

Why Schererville, Not Just The Region

    01

Two Miles From the Illinois Line — and Two New Train Stations

Schererville sits two miles east of the Illinois state line and 30 miles from downtown Chicago. On March 31, 2026 the South Shore Line opened its West Lake Corridor extension — a roughly $945 million project branded the Monon Corridor — and two of its stations, Munster/Dyer and Munster Ridge, sit minutes northwest of most Schererville addresses. Service runs five one-seat weekday morning trips to Chicago with five evening returns, plus hourly off-peak shuttles transferring at Gateway Station, and the project added 2,322 park-and-ride spaces. To be precise: neither station is inside Schererville. But this is arguably the most convenient practical position in Indiana for a Chicago worker who wants Indiana taxes, and the market has not fully absorbed it yet. Verify current schedules and fares at mysouthshoreline.com — service patterns on a line this new will change.

    02

    The Crossroads Claim Is Literal

Nicholas Scherer was born in 1830 in Scheuern, in what is now Saarland, Germany, arrived in the United States in 1846, reached the southern tip of Lake Michigan in 1865, and founded the town that carries his name the following year. It incorporated in 1911. He built at a crossing that had already been a crossing for a thousand years: several Native American trails intersected here before Indiana was a state, and those trails became settler wagon routes. Today US-41 runs from Michigan's Upper Peninsula to Miami, and US-30 with the historic Lincoln Highway runs from Times Square to San Francisco — and they still cross in Schererville. I-80/94, I-65, the Indiana Toll Road, US-12, and US-20 are all within 25 miles.

    03

    The Border Tax Advantage

Indiana operates a constitutional circuit breaker capping property tax at 1% of gross assessed value for owner-occupied homesteads, 2% for residential rental, and 3% for commercial. Indiana's average effective rate runs roughly 0.83% to 0.85%; Illinois runs roughly 2.07% to 2.23%. On a $400,000 home, published comparisons put Indiana near $3,360 a year against roughly $8,920 in Illinois. Lake County's effective rate runs nearer the cap at about 0.93% to 1.00%, and Lake County's 1.5% local income tax is lower than Porter County's 1.72%. Honest caveat: a Lake County Council analysis found assessed value on owner-occupied homes rose nearly 50% between 2019 and 2024 while commercial rose about 12% — residential owners have absorbed a growing share, and sophisticated buyers already know it.

Search Schererville home prices and you will find figures from $298,000 to $395,288 — a spread of nearly $100,000 for the same town in the same year. They measure different things. Zillow's $330,974 estimates typical value across all homes. Redfin's $298,000 is a median closed sale, but from April 2025 and the oldest figure in circulation. Movoto and Realtytrac publish active listing medians of $343,000 to $360,506, which run high. NeighborhoodScout's $395,288 is an outlier.

Velocity tells a cleaner story: homes were closing in about 20 days, down from 76 a year earlier, with a Redfin competitiveness score of 68 out of 100. And 84% of Schererville buyers searched to stay in the metro — this is a regional market, not a relocation market.

    Neighborhoods & Sub-Areas

    Schererville Subdivisions, Tier by Tier

More than fifty named subdivisions are in active use here, from the gated Briar Ridge down to mid-$100,000s townhome communities. Price ranges below are working guides for the current market, not appraisals — and Briar Ridge crosses into Dyer, so verify the municipality on any specific address.

    Tier 1 — The Flagship$500,000+

    Briar Ridge

Schererville's luxury anchor and the neighborhood searched by name. A gated community built around Briar Ridge Country Club at 123 Country Club Drive, which operates 27 holes as three nine-hole courses combining into three different 18-hole configurations, roughly 5,200 to 6,900 yards, and serves as a USGA Qualifying Site for the U.S. Open and U.S. Amateur. Custom single-family homes, townhomes, duplexes, and condominiums. Important: the club is private and membership is by invitation only — buying here does not confer club access. The subdivision also spans both Schererville and adjacent Dyer, so two homes on the same street can sit in different municipalities and taxing districts.

    Tier 2 — Established Value$250,000 – $350,000

    Plum Creek

Well-maintained homes with sidewalks, parks, and quick access to Route 41. Known for affordability relative to newer subdivisions while holding strong long-term value. A mature subdivision near everything, and one of the best value entry points into Lake Central schools.

    Tier 2 — Established Family$300,000 – $400,000

    Deerpath

Newer homes, wider streets, and a modern subdivision feel, with many homes updated. Attracts families looking for contemporary layouts and a community-oriented atmosphere without paying Briar Ridge pricing.

    White Oak Estates

An established Schererville neighborhood name that appears consistently in local geography, sitting near the Griffith and Highland side of town. Solid single-family stock; price context is best confirmed against current MLS subdivision data.

    Whispering Ridge

Northeast of Lake Hills, with walking trails, playgrounds, and open space. Minutes from retail, downtown Schererville, commuter routes, and Lake Central schools. Single-family homes here have been offered in the low to high $300,000s.

    Townhomes & Attached Housing

Attached housing is 19.42% of Schererville's housing stock, far higher than most Indiana suburbs. Townhomes and single-family condominiums from regional builders have been offered in the mid-$100,000s to low $200,000s. This is the product that serves downsizers, first-time buyers, and Chicago commuters who want low maintenance — and it is the most under-marketed segment in town.

    Before you fall in love

The High School Is Not in Schererville

Lake Central High School — 2,929 students, Duneland Athletic Conference — is physically located at 8400 Wicker Avenue in St. John, not in Schererville. Buyers assume otherwise constantly. Almost the entire town is served by Lake Central School Corporation, and the schools inside Schererville itself are Grimmer Middle School plus Homan, Peifer, and Watson elementary schools. Briar Ridge spans Schererville and Dyer, which can affect assignment. I verify the school assignment for every address with the district directly, in writing, before we make an offer. Never rely on a listing sheet or a mailing address for this.

    Verify Before You Offer

    Boundaries Are Not Mailing Addresses

A Schererville mailing address does not by itself settle school assignment, and Briar Ridge spans two municipalities, which can affect it. I confirm assignment in writing with the district office for every address before we write an offer — never from a listing sheet.

    Library

Lake County Public Library operates the Dyer-Schererville Branch at 1001 West Lincoln Highway, serving both communities.

    Dining

The Densest Retail Corridor in The Region

    01

    Fine Dining & Club Tables

The upper end of the local table is anchored by Briar Ridge Country Club's two restaurants and by the independent operators scattered along the US-30 and US-41 corridors. Schererville is not a historic downtown dining district — if that is what you want, Crown Point or Valparaiso is the honest answer — but the range within a five-minute drive is wider than towns twice its size.

    02

    Casual & Family

Schererville sits at the center of one of Northwest Indiana's densest retail corridors, anchored by the US-41 and US-30 intersection. Fountain Park and the surrounding districts pull diners from Dyer, St. John, Munster, and Griffith. Daily errands and a family dinner rarely require leaving town — a practical selling point less commercially developed neighbors cannot claim.

    03

    Cafes, Coffee & Everyday

The everyday coffee, bakery, and quick-service layer follows the same corridor, which means it is drive-up rather than walk-up. Ask me for the current shortlist — rosters along a corridor this active change often, and I would rather tell you what is good this month than publish a list that ages badly.

Ask me for the current shortlist — restaurant rosters along US-30 and US-41 change constantly, and I would rather tell you what is good this month than publish a list that ages badly.

    Outdoor Life

Lake Michigan, 27 Holes & Neighborhood Trails

    01

Lake Michigan & the Indiana Dunes

The Lake Michigan shoreline sits about eleven miles north via US-41, with Indiana Dunes National Park beaches and dune trails beyond it. Close enough for an evening at the water without paying shoreline prices or living with shoreline weather exposure.

    02

    Golf at Briar Ridge

Briar Ridge Country Club runs 27 holes as three nine-hole courses combining into three separate 18-hole configurations — an uncommon layout that keeps a private club from feeling repetitive over decades of membership — and serves as a USGA Qualifying Site for the U.S. Open and U.S. Amateur. The club is private and membership is by invitation only.

    03

    Parks, Trails & Neighborhood Recreation

Redar Park anchors its neighborhood with walking trails and playgrounds, and Whispering Ridge integrates trails, playgrounds, and open space into the subdivision itself. Beyond golf, Briar Ridge's club amenities include a swimming pool, tennis courts, pickleball, and bocce.

    04

    The Glenwood Shoreline

A relict beach ridge of ancient Lake Chicago runs south of Route 30 and produces the modest elevation variation and better drainage found in parts of southern Schererville. It is the reason lots a mile apart can behave very differently in a wet spring.

    Investment & Rental

What the Rental Numbers Actually Rest On

    01

Two New Rail Stations, One Small-Investor Thesis

Duplexes, converted homes, and small multi-unit buildings make up 7.70% of Schererville's housing stock. With the Monon Corridor stations minutes away since March 31, 2026 and Indiana's 2% property tax cap on residential rental, this is a legitimate small-investor angle. Regional officials point to decades of development clustering around Chicago's Metra stations; Northwest Indiana is at the start of that curve with the infrastructure already built and paid for.

    02

    Rental Tax Treatment

Indiana's constitutional circuit breaker caps residential rental property tax at 2% of gross assessed value and commercial at 3%, against 1% for owner-occupied homesteads. Model at the correct cap — underwriting rental at the homestead rate is the single most common error out-of-state investors make here.

    03

    Extremely Tight Owner-Occupied Supply

The overall vacancy rate is 3.7%, but the homeowner vacancy rate is 0.8% while the rental vacancy rate is 6.8%. Owner-occupied share sits at 79.69% of 13,068 total housing units. Median gross rent is about $1,369. A well-maintained ranch or townhome is selling into genuine structural demand, not a manufactured one.

    04

    Vacation Rental Reality

Schererville is not a nightly-rate market. There is no beach season and no tourism engine — the shoreline is eleven miles north and the visitors it draws stay closer to it. The durable play here is long-term rental to healthcare workers and Chicago commuters. Verify current town ordinance and any HOA restriction before underwriting a short-term strategy; Briar Ridge in particular has association governance.

    Comparisons

    Schererville Against the Alternatives

    01

    Schererville vs St. John

St. John is where you go for new construction with builder options and bigger lots — it still has land, and Schererville largely does not. Schererville grew nearly 18% in the 2000s and then just 1.4% between 2010 and 2020: it is built out, not declining. What that buys you is a denser retail corridor, more mature tree cover, and a deeper supply of ranch and attached homes at prices new construction cannot match. Both are Lake Central School Corporation.

    02

    Schererville vs Munster & Dyer

The two new Monon Corridor stations are in Munster and at the Munster/Dyer border, so those towns own the walk-up rail story outright. Schererville is minutes away by car with materially more retail, and Franciscan Health Dyer — Lake County's single largest employer — is minutes west on US-30. If you want to be closest to the platform, look at Munster. If you want the shortest errand radius in the Region, look here.

    03

Schererville vs Crown Point & Valparaiso

If a historic walkable downtown core is the point, Crown Point or Valparaiso is the honest answer — Schererville's center of gravity is a highway intersection, not a courthouse square. What Schererville trades that for is 30 miles to downtown Chicago instead of 50, two miles to the Illinois line, and Lake County's 1.5% local income tax against Porter County's 1.72%. Crown Point is about 15 minutes south on US-41; Valparaiso is about 30 minutes east on US-30.

    04

Schererville vs Illinois (Cook & South Suburbs)

This is the comparison that actually moves people, and Schererville makes it more sharply than any town in Indiana because the state line is two miles away. Indiana's average effective property tax rate runs roughly 0.83% to 0.85% against roughly 2.07% to 2.23% in Illinois — about $3,360 versus $8,920 annually on a $400,000 home. Cost of living indexes at 90.5 for Indiana against 96.4 for Illinois. Indiana sales tax is higher at 7% against an Illinois base of 6.25%. On cross-border income tax, published guides directly contradict each other — talk to a CPA, not a Realtor.

What Schererville Buyers and Sellers Say

“We were two miles from moving to the south suburbs when we ran the tax math. What we got back was a sourced side-by-side, not a sales pitch — including the part about Lake County residential assessments rising faster than commercial. We closed in Plum Creek and our bill is roughly a third of what it would have been across the line.”

I live here. Schererville is where I call home.

I work Schererville and the surrounding Lake County towns — not a five-county radius. That means I know which Briar Ridge addresses sit in Dyer rather than Schererville, which subdivisions concentrate true single-level ranch product, and which pockets south of Route 30 drain differently because of the old Glenwood beach ridge.

I verify school assignment in writing with Lake Central for every address before we write an offer. I run your Lake County tax estimate before you tour, not after. And if the honest answer is that a house is priced above what the comps support, I say so.

Whether you are crossing the state line from Illinois, downsizing into a townhome without leaving town, or deciding between here and St. John, let's talk through the actual numbers. No pressure and no drip campaign.
